SITE DESIGN

We have experience in almost every component of design involving the land.   From urban to conservation work, land planning requires a detailed understanding of a site’s physical characteristics as well as legal and entitlement constraints, environmental considerations and market opportunities.  Within Site Design, the services we provide include:

MASTER PLANNING

From large communities to neighborhoods to detailed facility planning, we enjoy working to create symbiotic relationships between land uses and the market.  We find community solutions where the sum is greater than its parts.

SITE PLANNING 

The site plan is the final integration between architecture and land, but is often relegated as an afterthought.  We enjoy solving the puzzle of grading, access, utilities, stormwater and other considerations.

LANDSCAPE ARCHITECTURE

Much of the design work in Master Planning and Site Planning is often lost in the final product, it is the planting material and hardscape design that provides a lasting connection between a place and its users.  We strive to find beneficial spatial relationships between architecture and site.

CONSERVATION PLANNING

As both a sustainability initiative and personal preference, we strongly believe growth should be focused in appropriate areas.  To help protect rural land, we work with property-owner clients to find conservation solutions that protect their assets.

We have found the development business draws a broad range of skill sets.  We have worked with developers who are experts in financing, acquisition, design, construction and marketing and sales.   Our expertise is to augment and guide development teams by providing the following services:

FEASIBILITY ANALYSIS

We work with developers on acquisition, helping understand the market, the site and the entitlement and utility constraints that determine the scope of every project.

DESIGN MANAGEMENT

Every development project needs an identity.  We work with market analysis and sales plans to provide a clear vision.  We utilize that vision to administer and shape the design components of the project, including managing other design consultants.

ENTITLEMENT

Each entitlement process is different, whether it involves the political intricacies of localities or the bureaucracy of permitting.  We work with property owners to develop strategies for entitlements and manage that process including public representation.

CONSTRUCTION MANAGEMENT

All of the planning and design work hinges on being able to implement the approved plans.  We work with contractors to ensure that our client's vision is realized.
